Heating in all rooms including passageway. Air conditioning via heat pump in the kitchen for summer months Large modern open plan kitchen, dining room and relaxed living room space with lots of natural light which opens up to lovely garden area. 2 bathrooms: 1 downstairs bathroom with toilet, sink and shower. 1 upstairs bathroom with jet bath, shower, twin sinks and 1 upstairs seperate toilet and sink. This house is a permanent holiday house and the cameras are for security between guests and to ensure guest groups do not use the house as a party house or to sleep more than 9 adults in a stay. Guest groups breaking the house rules with parties or extra guests sleeping over risk our resource consent to operate short term accomodation and these are rules we have to enforce.
Guest Access The full house including, large outdoor garden area, laundry and garage. This house is for groups exclusive use throughout their booked stay. There is one locked cleaner supply cupboard for host and cleaner use only.
Other things to note Other things to note. ***There are 2 rooms on the ground floor. Both ground floor bedrooms have a Queen bed. The access section in this listing applies to the main living area, bathroom and the 2 x bedrooms. The rest of the rooms and the other bathroom are located on the second floor accessed via stairs and not suitable to wheelchair. ***The hot water supply is a 180 litre hot water cylinder. If everyone is showering at the same time of the day they will need to be mindful of shower length. ***The laundry room's Washing machine uses the house hot water too. If you like a warm or hot water wash for your clothing, please remember it is also drawing from the hot water cylinder and may impact shower water. *** If you are borrowing sporting equipment, please ensure care is taken to always keep safe and in good condition. If you get a flat tyre please arrange to have repaired. *** We understand that accidents happen so please let your host know immediately of any breakages or damage to property so we can start the process of fixing or replacing house items as soon as possible for either your group or if that isn't possible for the next guest groups use. Please understand that maintenance is a priority to use and as this property is a full time holiday house there will be times when something stops working or is faulty. Please work with us by informing us asap so we may do everything in our power to fix as soon as possible. *** Guests will be charged for damage done to property or owners belongings which is due to guest neglect . *** Please note. If your departure date falls on a public holiday we will have to charge additional cleaning fees to cover cleaning companies holiday staffing costs.. For this property the extra cleaning fee will be $75.
